Limes Farm Accessibility Statement

This is a general statement regarding the accessibility of our accommodation and if you have any specific requirements or queries please do contact us, by phone (01692 678422) or email bookings@limesfarmholidays.co.uk. This statement should be viewed in conjunction with the other information, including photographs etc, that is available on our website. This access statement doesn't contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests. We will always do our best to accommodate specific requirements wherever possible, on request, including moving items of furniture etc.

Assistance dogs are welcome in all our properties. Other dogs are welcome in Limes Farmhouse and Limes Farm Cottage.

Information within the property is printed in plain text, at least 16 point, in a clear font. We have good internet access in all our accommodation and all our televisions have subtitles and audio description available.

Location / Transport


Limes Farm is a former working farm situated in a quiet, secluded setting, surrounded by farmland and immediately adjacent to The Broads conservation area. We have 3 self-catering holiday cottages: The Limes, Limes Farmhouse and Limes Farm Cottage. Limes Farm has boundary fences and gates which fully surround it and Limes Farm Cottage and The Limes have fully fenced private gardens.

The properties are tucked away down a country lane, right in the heart of the Broads and are accessed through a neighbouring farm, via a tiny rural access road. All our properties were fully renovated in recent years and wherever possible we've incorporated accessible features in the design and landscaping.

The properties are situated on the outskirts of Ludham village, which is approximately half a mile from Limes Farm. Ludham is served by several bus routes. Sanders bus numbers 6 and 10 serve Ludham and bus drivers will stop on request at our farm access track, where School Lane meets the A1062: on the number 10 bus route, ask for 'Whitegates' (300 metres from the property) www.sanderscoaches.com. Bike hire is available locally and these can be delivered to your holiday cottage door by prior arrangement www.norfolkbroadscycling.co.uk. Norwich (15 miles away) is the nearest main line station, but there is a regular service from there to Hoveton and Wroxham, a short taxi ride of approximately 6 miles from Ludham www.nationalrail.co.uk. A local taxi firm will provide an accessible taxi, suitable for a wheelchair, by prior arrangement (Wroxham taxis: 01603 782925); or accessible taxis can be prebooked from Norwich www.a2btaxisnorwich.co.uk/taxi-services/disabled-access-and-support/. For guests with electric vehicles, we have installed an EV charge point (type 2).

For guests who require hire of mobility devices, THP Mobility is situated close by in Wroxham www.thpmobility.org.uk. Accommodation


On arrival, you will find that our parking areas have generous, dedicated parking, with suitable hard-standing surfaces that are well-lit at night. Pathways from our parking areas to the accommodation are wide and easy to negotiate, are lit appropriately and the entrances are well lit at night. All external door handles and locks are at an accessible height. All our entrances have level thresholds and all internal floor surfaces are hard floors with level surfaces - a combination of reclaimed Norfolk pamments, modern tiles, natural stone floor tiles and oak laminate flooring. All our ground floor 'wet room' areas have appropriate non-slip flooring installed. All floors have underfloor heating. Some rooms have rugs, which are not trip hazards, and can be removed on request. All stairways have suitable handrails and all doorways are accessible width.

All our beds have medium/firm mattresses and our bedding is non-allergenic, including fully-enclosed pillow and mattress protectors. We have a travel cot, highchair, baby bath and baby towel, changing mat, baby listening device, food blender, night light, toilet step and a wide selection of books for varing ages. Fireguards and stairgates are available on request for all properties.
All our taps (except one set in an upstairs basin) are lever taps and our toilets are all at an 'accessible' height (as no toilet is very low level, there is a step for guests, if required); on the ground floor in particular, toilet facilities have been installed with wheelchair users in mind. All downstairs toilets have a grab rail. No bath has a non slip interior but each property has a non-slip (internal) bath mat available. A shower seat is available on request.

Our plug sockets have been raised 500mm from the floor and our light switches are 1150mm from the floor. Much thought and a professional lighting plan have ensured that we have attractive yet appropriate levels of lighting in and around the property. Internal lighting is a combination of LED spotlights, overhead and wall lighting: all our lighting is LED or good quality 'low energy' bulbs (some bulbs are still a little slow-start, but we are gradually replacing these with LEDs).


Limes Farm Cottage


Limes Farm Cottage has one double bedroom downstairs, with an adjacent walk-in wet room. Upstairs is another double room (with ensuite bathroom) and a single bedroom on the second floor (the latter is accessed by narrow, alternate tread stairs). The stairs to the first and second floors are oak, not carpeted and with hand rails on the left, up to the first floor and on the right, to the second floor: both have one turn in the flight. There are 9 (enclosed) treads to the first floor and 12 (open) treads to the second floor.

Access from the parking area into the main kitchen / dining room is through french doors (1400mm wide). There is a slope from the parking area to the entrance doors, but this has been minimised in landscaping and the large, south facing patio is level, with several shallow steps to one side (the patio can still be accessed without using the steps).

All internal and external doors are more than 800mm wide.

The Cottage sitting room has three leather armchairs and a small sofa; and also a high-backed wooden chair. There is a flat screen, 40inch television, on an adjustable bracket.

In the downstairs wetroom the shower consists of an overhead 'drench' shower and a separate handset with alternate control. Shower controls are at a lower level. There is a very large, deep sink with lever taps. The first floor ensuite bathroom has a roll top bath.

The kitchen / dining room is very spacious. Most of the cupboards are within reach and have easy to grip handles. The fridge, freezer, dishwasher, washing machine, and tumble dryer are all situated at low level, below worktop height, although there are one or two higher level cupboards. The Esse cooker (wood burning oven) has very heavy doors and hob lids and some users may require assistance (the convection oven and induction hob are available as an alternative).

Limes Farmhouse


Limes Farmhouse has a small slope up from the parking area but guests are welcome to load and unload directly outside the front door if required. The patio area (exclusively for use by guests to Limes Farmhouse) is level and even-surfaced. The front entrance door is 850mm wide.

All internal doors are more than 800mm wide. The downstairs area has a spacious hallway with plenty of room to store mobility equipment. All the ground floor rooms open off the hallway.

The Farmhouse has one double bedroom upstairs, with a small ensuite shower room with a 40mm raised 'corner' tray and integral sliding shower screen. There is also a twin room on the same floor and a separate bathroom, with a standard sized bath. The landing leading to the twin bedroom is fairly narrow, at 700mm wide. All other areas are much wider. There is no ground floor bedroom (if this is required Limes Farm Cottage may be more suitable). The stairs to the first floor are oak, not carpeted and with a left hand rail: there are no turns in the flight. There are twelve steps (enclosed treads) upstairs. The stairway is situated in the main hallway, close to the front door.

The Farmhouse sitting room has a leather three piece suite and a narrow wooden window seat. There is a 40inch flat screen television, on an adjustable bracket.

Our downstairs cloakroom / wc has a commercial grade non-slip floor.

The Farmhouse kitchen/dining room is spacious. Most of the cupboards are within easy reach and have easy to grip handles but there is one cupboard above worktop level. Clearance under the kitchen table is 620mm. The fridge, dishwasher, washer-dryer and convection oven are all situated at an accessible level. The induction hob, microwave and freezer are all above worktop height.

The Limes


Access from the hard-surfaced parking area to the front door of The Limes is a straight, wide, block-paved path. The front door is 1000mm wide and all internal doors are more than 900mm wide. The stairs to the first floor are very wide, with 15 enclosed, carpeted treads and with a left hand hand rail: there is one turn in the flight.

The king-sized double bedroom is upstairs, with a roll top bath in the bedroom (there is also a downstairs wet room). There is a small wc/cloakroom, directly opposite the bedroom: the basin in this room does not have lever taps. There is no downstairs bedroom (if this is required, Limes Farm Cottage may be more suitable).

The Limes overall has a very spacious and roomy feel and there is plenty of room to store mobility aids, if required. There is only one narrower area – a stretch of ground floor hallway (min width is 850mm).

The sitting room is situated off the main hallway, near the front door. It has a large and very heavy (not suitable for moving around) upholstered three piece suite and a 46inch television. There is a small, drop-leaf table that doubles as a dining table (the kitchen has a breakfast bar only): this table has a 700mm clearance.

The kitchen is small and compact and contains a low level washer/dryer, small range cooker, a dishwasher and fridge with top freezer (the latter is situated by the entrance to the kitchen). The kitchen is not wheelchair-friendly in terms of use (insufficient turning space and high table height). The kitchen table is a higher level 'breakfast bar' with 2 stools. All of the cupboards are within reach and all have easy to grip handles. The shelves, the freezer and the microwave are all above worktop height.

There is a downstairs wet room, accessed via the kitchen, with overhead shower and separate handset. Shower controls are at a lower level and have alternate controls.
